A home has many handoffs.

We reviewed 69 distinct company source pages to code 13 responsibility fields across the 12 companies in our included Kansas City sample. The matrix separates advertised work, explicit exclusions, variable offers and matters not established by the reviewed material. These are disclosure observations, not workmanship scores or audited contract inclusions.

Overall scope is only the first layer.

The earlier study grouped full-home, structural and package offerings. This pass asks what the sources specifically say about each responsibility. General finished-home language does not automatically establish installed utilities, a defined warranty or permit handling.

KEEP OPTIONS VISIBLE

Different packages can change the answer.

A company may sell materials, a dry-in package and additional services. An item advertised on one page may belong to an option rather than every proposal. Read the evidence note, not just the colored status.

UNKNOWN IS AN OPEN QUESTION

Silence is not an exclusion.

We use “expressly excluded” only when the source says so. “Not established” means the reviewed pages did not resolve the field. More documentation or direct clarification could change that observation.

The FAQ offers help obtaining permits and coordinating inspections; it does not identify who submits the applications or holds the permits.

The PDF provides limited structural labor terms, excludes listed components and events, restricts coverage to the original purchaser, and conditions design coverage on purchased stamped plans.

The specification page lists five-year workmanship and three-year concrete warranties, plus component warranties. Full terms were not reviewed.

The reviewed project-page footer lists an appointment-only Lee’s Summit office. This supports contact relevance, not proof of a completed KC residence.

A disclosure study, not another ranking.

  1. Fixed sample. Revisit the same 12 included firms in Kansas City ranking revision 2026-Q3-r2. Do not count the other 40 screened firms as newly reviewed, and do not infer market shares from this purposive sample.
  2. Read beyond the landing page. Review service, process, package, project, warranty and coverage sources where accessible. Retain URLs, access notes and dates. Web-reader material may be cached; retrieval today does not prove a page changed today.
  3. Code each field. Advertised means the source names that service or responsibility. Expressly excluded requires explicit exclusion. Varies identifies a stated option or differing scope. Not established means the reviewed evidence does not settle it. No general “turnkey” inference fills an individual trade field.
  4. Preserve contradictions. If a specific package has a narrower boundary than another marketing page, record the distinction and ask for clarification in the proposed agreement. Do not silently combine everything into one all-inclusive offering.
  5. Reproduce the counts. Count each of the 13 fields once per included company. All 156 cells and their sources appear in the downloadable JSON. Each field’s four statuses sum to the same denominator.
  6. Keep separate clocks. This review is dated 2026-10-02. The older Google and registry observations remain dated September 27, 2026. The original scores and order are not recomputed from these disclosure counts.

Limitations: software-assisted reading and classification; company-controlled sources; uneven source detail and access; no interviews, firsthand inspections or contract audits.
