Clarify buildability before paying for a layout tied to the wrong building position. Keep driveway and wastewater areas on the same site plan as the home and shop.

Ask staff for the current packet and classification of living, shop and garage areas. Preserve the distinction when comparing drawings and bid quantities.

Bring a site-information packet.

  1. Property identity. Legal description, parcel number, current survey or plat, known easements and restrictions. Confirm the boundary and intended building location with the relevant professionals.
  2. Proposed use. Living area, shop area, intended equipment or business use, future bedrooms and any plan to occupy the property during construction. Describe the use plainly; do not rely on the word “barndominium.”
  3. Infrastructure evidence. Provider correspondence, wastewater information, road-access route and the unanswered questions. EPA explains that septic options depend on factors including soils, slope, lot size and occupancy; the local permitting authority determines the applicable requirements. EPA septic guidance.
  4. Hazard and drainage questions. Use the FEMA Flood Map Service Center to begin a flood-map inquiry, then ask the local floodplain authority what additional information is needed. A map search alone is not a determination that a site is safe or approved.
  5. Responsibility schedule. Identify who obtains each document, who pays its cost and when it is needed. Share that schedule with the designer, structural supplier, builder and finish contractor before their individual scopes are fixed.
