Read the total correctly.
The subtotal is base price plus the extras you entered. It excludes every unresolved cost and does not validate allowances, taxes, finance costs, land, contingency, changes or the adequacy of a proposal. Even when every row has a status, ask the companies to reconcile the same quantities and specifications. Read the bid comparison guide.
For example, if an illustrative $100,000 shell bid excludes a separately priced $15,000 foundation, those two known amounts total $115,000. Unpriced mechanical systems and interiors remain unresolved; $115,000 is not a finished-home estimate. Those example numbers are arithmetic only, not current building prices.
