Read the responsibility
What the reviewed pages establish.
Owner-GC option
The custom-home page expressly offers owner general contracting or company coordination.
Regional coverage
The process page identifies New Sharon and Central Iowa, rather than a Des Moines office.
Budget preparation
The process discussion connects desired rooms and interior selections to early budget work.
Where the evidence stops
The two delivery paths create different contracts and risks. Define whether Pro-Line is supplying the structure, coordinating selected trades or managing completion, and who holds any owner-selected subcontract agreements. A broad Central Iowa service statement is not a promise to accept every location or project. Published material warranties should not be read as a whole-home workmanship warranty.
Our reading of the advertised offering
When to investigate this option.
Consider Pro-Line when you want to compare partial owner coordination with a broader general-contracting offer. Use the same design and finish schedule for both estimates. Ask for a responsibility matrix showing who handles purchasing, scheduling, inspections and corrections at each handoff, especially where an owner brings a preferred subcontractor.
Start by confirming your exact parcel, the proposed delivery model and current availability. Ask for the contract’s included work and exclusions before treating the website description as the scope of a bid. These are editorial research questions, not a recommendation to hire this company.
One company, one evidence record
Why it appears in these markets.
Des Moines
Named service area
Primary process page explicitly states Central Iowa coverage; confirm the Des Moines-area parcel. No local office or city project established.
Geographic evidence ↗An address, named project and broad service claim are different forms of evidence. This record does not establish a local office in every linked market or a drive-time service radius.

Thirteen responsibility checks.
Pro-Line provides unusually useful evidence about the owner-builder choice: it can serve as general contractor or work with an owner who takes that role. HVAC installation coordination is specifically mentioned, while the remaining trade split needs a contract. Its Slater shop/living-area case adds a geographically identified example. The company describes Central Iowa coverage rather than a guaranteed acceptance radius. Component warranty claims should be compared by covered item and conditions; they do not establish equivalent whole-home workmanship protection.
“Advertised” means the reviewed source names the service or responsibility. A field can name only part of a system: for example HVAC without plumbing or electrical. It does not mean the item is complete or included in every proposal. “Not established” is a research limit, not a finding that the company cannot do the work.
- Structural systemAdvertised
Post-frame wood construction with steel roof/siding is identified.
- Design and engineeringAdvertised
Custom design is offered; the FAQ describes pre-engineered buildings.
- Site preparationNot established

- Foundation and concreteAdvertised
The FAQ describes its post installation/backfill method; slab and residential foundation scope need confirmation.
- Shell erectionAdvertised
The company designs and constructs post-frame homes.
- Insulation and enclosureAdvertised
The FAQ describes spray-foam use; assembly and installation scope are project-specific.
- Mechanical tradesVaries / options
HVAC installer coordination is expressly offered when Pro-Line manages the project; other MEP trades remain unspecified.
- Interior finishesVaries / options
Owner-GC and broader Pro-Line participation are offered; the room/finish responsibility schedule must be specified.
- Permit coordinationNot established
The reviewed material does not identify who submits or obtains permits.
- Utility connectionsNot established
Responsibility for external water, wastewater and power connections is not established.
- Completion and handoffNot established
GC participation varies; the reviewed text does not define a contractual walkthrough or handover package.
- Warranty termsAdvertised
The FAQ states a 50-year post rot/decay warranty tied to its method. A separate up-to-40-year claim lacks component detail.
- Geographic fitAdvertised
Central Iowa service is stated from New Sharon; confirm the specific Des Moines-area parcel.
Company-published examples
What the project evidence establishes.
Shop / Living Area
Location: Slater, Iowa · Stated role: Company-presented residential/shop project
The portfolio identifies a 30×45×10 building. It does not publish a complete trade schedule or independent completion documentation.
Read the company’s project account ↗Company descriptions and images are not independent inspections or verified client references.
Check the product-specific service area
Where to confirm project fit.
New Sharon base and Central Iowa service; a Slater example is published separately. Des Moines parcel acceptance requires confirmation.
Service-area source ↗Statements to reconcile in the proposal
- The up-to-40-year general claim and 50-year post claim may refer to different components; they should not be collapsed into a whole-home term.
- FAQ dimensional/performance statements were not independently engineered or validated and are not used here as buyer design criteria.
Published offer boundaries
Read the scope beside any price.
The planning page describes budgeting to selected finishes; it supplies no numeric completed-home rate.Source ↗
Published examples are dated advertisements, not a quote for your property or measured local market prices.
Questions prompted by the deeper review
Resolve these before treating bids as comparable.
Will Pro-Line act as GC or contract for a limited building phase?
This is an explicit choice that changes who must coordinate the rest.
Which MEP trades beyond the named HVAC coordination are included?
A partial trade disclosure must not become an all-trade assumption.
What slab, post, footing and external utility responsibilities are priced?
The FAQ describes a post method rather than a complete homesite scope.
Which component is covered by each warranty term, and who pays labor?
Long component terms are not equivalent to whole-home workmanship coverage.
Can you explain the trade and finish split on the Slater project?
A nearby case is more useful when its contractual endpoint is clear.
