01 / A complete-home offer still needs detail

Four firms describe overall home delivery.

Koch, Complete Home Solutions, MAR and Yutzy describe managing a complete build or work through finishes. These statements support a shortlist for overall construction, but do not establish identical contracts, allowances or included trades.

02 / Structural work has different boundaries

Two explicit handoffs; three unresolved finish scopes.

Within the five structural entries, Boss Sheds excludes interior finishing and Quality Structures’ guide describes a separate finish contractor. Built-Rite lists dry-in packages; Precision and Graber describe structural work without establishing a comprehensive finish contract in the reviewed material.

Absence of a stated finish contract is not evidence that a company refuses the work.

03 / A project or package is a different kind of evidence

The remaining three need different questions.

Top Shelf’s named Liberty project supports a project-specific inquiry. DreamStart assigns field construction to an independent GC. Worldwide Steel describes delivery of a building kit. These records should not be treated as three more interchangeable turnkey bids.

Our interpretation: a useful shortlist starts with who will do the work you need. Add the missing responsibilities before comparing the total. These are proposal-review prompts, not cost estimates.

FULL-HOME OFFER

Confirm the exceptions.

Ask for the trades, allowances and owner-arranged work that sit outside the proposed agreement. An overall construction lead still needs a precise scope.

STRUCTURE / SHELL

Define the handoff.

Have the shell and finish teams agree on the condition of the building at transfer, early design inputs and who coordinates the remaining work.

PROJECT EVIDENCE

Establish a new proposal.

Confirm what the firm delivered on its example project, whether it accepts a similar brief and which system and scope it would price for you.

PACKAGE / DESIGN

Price the other agreements.

Separate advisory or material deliverables from foundation, erection and interior work. Identify the contracting party and budget for each.

Method, denominator & limitations

What we measured—and how.

  1. Fix the sample. We reviewed the 12 included companies in ranking revision 2026-Q3-r2. They came from the existing 52-firm research pool. The 40 excluded firms were not re-reviewed. Selection already favors companies meeting our evidence and rating floors, so these percentages cannot describe the whole Kansas City market.
  2. Read the company-controlled evidence. We examined the dedicated service or project page for each company and supplemental package/service pages where noted. Review date is October 1, 2026 in the publisher’s local time. MAR, Quality Structures and Worldwide Steel returned restricted direct responses, so their observations use company-page text returned by a web reader, which may be cached. DreamStart and Top Shelf were also checked in a rendered browser. Every profile records the access method.
  3. Assign one delivery category. Use the existing methodology 1.1 definitions: full-home management advertised; structural work with limited or unconfirmed finishes; custom builder with a named project; or package/design provider. Specific contract-boundary wording is more informative than generic claims about customization. Photographs, interior framing and plan layouts do not independently establish responsibility for finishing.
  4. Keep uncertainty visible. A description of a separate finish stage differs from a page that simply leaves finishing unresolved. This study is one software-assisted editorial desk review; there was no independent second-coder agreement test, company interview, site inspection or contract audit.
  5. Count, then divide by 12. Each company contributes one observation. Percentages equal category count ÷ 12 × 100, rounded to one decimal. Totals may differ from 100% by 0.1 percentage point because of rounding. The chart, table and downloads use the same records.

This is an original analysis of advertised scope, not a market-share survey, workmanship assessment, price study or ranking refresh. Google ratings, review counts and entity records were not refreshed. No scope category or formula score changed as a result of this review.
