Does a high score mean a builder is right for my project?
No. Scope accounts for 35 of the formula’s 100 base weight points, so the ranking favors companies advertising full-home construction. If you need only a shell or building package, filter for that scope first. A company can have a lower overall score and still be a closer match for the work you want.
What is the difference between a shell and a finished home?
A shell is the structural enclosure. Its exact inclusions vary: foundations, windows, insulation and interior framing may be separate. A finished home also needs the interior systems, finishes and approvals for occupancy. Our structure category includes confirmed shell providers and companies whose complete finish-out responsibility was not established from the reviewed source.
Are these Google ratings current?
They are the recorded September 27, 2026 snapshot. The September 29 correction changed eligibility, classifications and calculations; it did not refresh Google ratings. Review counts and averages can change, and a company’s profile may include reviews of services other than barndominiums. Each profile links to Google so you can inspect the current record.
Can a barndominium be built on a suburban lot?
The answer depends on the parcel, proposed building and applicable rules. Establish the city or county that handles zoning and building permits, then check land-use permissions, setbacks, utility access and any private covenants. This guide does not establish approval for a particular lot. Do not treat a builder’s office location or a generic service page as parcel approval.
Does this list verify licenses or insurance?
No. A business-entity formation record is not a contractor license, insurance certificate or inspection record. Before contracting, check the requirements of the authority responsible for your property and verify the applicable credentials directly. The local resources below link to Johnson County and Kansas City, Missouri; other cities and counties have their own processes.
